Reservation and deposit

The amount, previously agreed by both parties, is expressed in detail in the booking confirmation. From the moment D'alma Portuguesa receives payment of 50% of the reservation amount, it will send a temporary confirmation by email to the email address provided by the GUEST at the time of booking. The reservation guarantee will not be returned after payment has been made. The remaining 50% of the reservation must be paid by the GUEST up to 30 days before check-in using the various payment methods that D'Alma Portuguesa has available. Once the entire reservation has been paid, D'Alma Portuguesa will send the customer the confirmation of the final reservation by email.

Accommodation is cleaned prior to your arrival. On your departure, it is necessary to remove the trash and turn off the lights and AC; accommodation must be left in reasonable condition. D´alma Portuguesa is entitled to charge additional fees if the accommodation is not left as such.

Cancellation or change

There will be no refund offered for any reason or period of time if the customer cancels their stay or even no-show.

It is the Guest's responsibility to communicate in writing to the email address mentioned on the contract page, any travel date or changes, change in the number of occupants or cancellations prior to the arrival date.

Requesting a change of apartment in relation to your confirmed booking is considered a de facto cancellation and is subject to these Terms and Conditions. To change an apartment; you must make a new reservation. This is considered a new booking and is subject to these Terms and Conditions.

CHANGES BY THE COMPANY

If unpredictable situations arise and are not attributable to the company, resulting in the accommodation not being occupied, the company will make available to the client another accommodation with equal or superior characteristics, without reimbursement by either party.

Before handing over the keys to the apartment, the GUEST must: Pay the amount related to the deposit indicated in the booking act. The purpose of the guarantee is to ensure the return of the apartment and its contents in the same condition as they were delivered. The guarantee will be returned in its entirety, within 7 days after departure, as long as the condition of the apartment and its contents are in the same conditions as at the time of delivery.

When the guest book an apartment, he receives the booking confirmation by email. Please print a copy of the email to take with you; He has all the information the guest needs on arrival.
Guest must provide their estimated arrival time when booking, or 2 days prior to their arrival date, this information helps ensure a quick check-in.

during your stay

The Guest is expected to treat the accommodation and all its equipment with care. Any rules and regulations specific to the accommodation and its environments must be adhered to. If any damage occurs to the accommodation as well as common areas, or your equipment, you must inform D'Alma Portuguesa immediately, so that repairs can be dealt with as soon as possible. In case of damage during the stay, the customer is responsible for the occurrence and undertakes to carry out the replacement(s) of the damaged item(s) for another that is the same or with the same value . If the value of damages or failures in the apartment/dwelling is greater than the amount of the guarantee, D'alma Portuguesa has the express authorization of the GUEST to be able to charge the amount necessary to justify the damage. All sheets and towels are owned by D'Alma Portuguesa and their loss has a cost of €20 per unit. These items are available for purchase upon request.

Neither D'Alma Portuguesa nor the owner of the apartment/dwelling shall be held liable for any direct or indirect damage that may occur during the period of stay in the accommodation, including (but not exclusive): injury to person or property, loss by fire, theft or criminal behavior. D'alma Portuguesa will not be responsible for any loss or damage to the GUEST's belongings. The GUEST is solely responsible for their loss or damage.

D'alma Portuguesa is not responsible for the inactivity of the ADSL service if they are operator problems. 3) The GUEST consents that, in addition to the guarantee, D´Alma Portuguesa may charge the guest €50 for each set of keys lost or not returned and €20 for each parking card, access to the interior of the condominium or set of keys of lost or unreturned garage. 4) The GUEST acknowledges that the use of the apartment in which they will be accommodated is governed by Decree-Law No. 128/2014, of November 2014 created by the legal regime governing Local Accommodation.

 

The GUEST and all accompanying persons on the reservation, as well as guests accessing the apartment, must pay attention to the following aspects: 1) Respect the rest hours of the neighbors, which are between 10 pm and 8 am. 2) Do not allow any type of party or gathering of people that exceeds the apartment's occupant limit. In case of complaints from neighbors regarding loud music, about parties on the property, or if it is necessary to call the police, D'Alma Portuguesa has the right to invite the GUEST and accompanying persons to leave the apartment/house immediately. In this case, the GUEST will not be entitled to a refund of any amount contracted in the reservation.

During the stay

The GUEST must facilitate access to the apartment to D'alma Portuguesa during their stay, and must be previously notified by D'alma Portuguesa and informed of the most necessary actions that will have to be done before the end of the reservation, such as for example: some kind of urgent repair, or problems mentioned by the GUEST inside the apartment/dwelling.

D'alma Portuguesa has the right to cancel any reservation, if the reserved apartment/house is considered unsuitable for occupancy due to technical failures, natural disasters, pests, floods. Such cases must be immediately reported to the Guest and offered other accommodation or a full refund. D'alma Portuguesa will not be responsible for any other costs to the customer, resulting from such cancellation
